Does your company buy the homes we find for you? And - any of your students live in Arizona? I am looking for a partner to find homes for investers.
I live in the Cottonwood, Sedona area.
Thanks lots.

James replies:

No. We work with thousands of investors around the country and encourage you to also build your own buyers list. We do NOT buy the homes from you. Some of the owners of the company do buy houses as individuals, but they cherry pick the best of the best deals and only in the markets they are interested in individually.

Yes, we have lots of investors in Arizona.

To find people to partner with, you will want to follow the steps for building your buyers list and then personally network with those that you find.

Sincerely,

James

Hi James, It is a pleasure to hear from you and I am very impressed with your site... I will also be happy to a part in this great concept. I think its exciting and what you're doing is great. I would like to mention that am very close with a realtor and she deals in (foreclosures only). My involvement with her is property preservation work such as; Photo documentation, re-key, int/ext trash out, board up, winterize plumbing, eviction and moving occupants belongings to an outside of property location. In some cases I work the occupants of a foreclosed a property by safely transporting their belongings to new location. This helps the seller and the realtor. This also allows me the opportunity to inspect the property and conduct thorough evaluation because I am always looking to purchase some of these properties. So when I come across something I would be happy to share it with you. I look foreword in hearing more from you and your colleagues in the future... Thanks, Anthony

James replies:

Sounds great!

I'm having trouble coming up with the same figures you are using your data and a financial calculator. Can you explain what the process is you are using?

James replies:

Which calculation is not working for you? What are you entering exactly? I will try to figure out what the error is based on how you are entering it.

Sincerely

James

Yes, there are deals EVERYWHERE. Some places you just need to look a bit harder than others.

And when presenting deals to your investors do we have to have the deal under contract?

If you are a licensed real estate agent you can broker deals or to submit them you need to be a principal to the transaction... either have it under contract or be an owner.

And is there a way to do that now- a- days with no money?

Yes. I cover that in various other articles.

Also do you ever do much with short sales?

Personally, no.

Recently I was speaking to a realator and it sonded like here in GA the banks want to see the house listed before they consider a short sale?

Yes, having a great local agent on your dream team can really be a huge benefit. They know what is going on in your market and can help with local variation.

Is this something you are familiar with?

No, but it does not surprise me either.

Also I really want to know all I can do to get your investors buss.?

Read through all the materials I have on the websites is a great start. Never stop learning.

Thanks for all your help its great! I hope it is working for you as well! Let us know how we can help you too!

Thanks!

Sincerely,

James
