Agreements to purchase or sell realestate normally have a portion that provides for the buyer to have the property inspected. Then the purchaser is to submit the deficiencies revealed in the inspection he expects the seller to fix. What fix means to the seller is ofter not the same thing fix means to the purchaser.
I would prefer a contract that provide for the purchase to determine what the cost would be to fix the deficiencies and request a reduction in the selling price based on the cost.
